Emaar Morocco finalises masterplan for Tinja resort community in Tangiers

Rabat, Morocco, August 23, 2007: Emaar Morocco, the wholly owned subsidiary of Emaar Properties PJSC, has finalised the master-plan for its Tinja resort community project, which forms part of the MAD 43.5 billion (US$5.34 billion) Memorandum of Understanding (MoU) the company signed last year with the Moroccan government under the high patronage of His Majesty King Mohammed VI, King of Morocco.

The 300 hectare (3,000,000 sq m) Tinja, located near the historic city of Tangiers and in close proximity to forest land and an estuary, ushers in a new lifestyle to Morocco with 2,500 residences set around a vibrant beachfront and an extensive array of amenities including a beach club, town centre, hotels, sports club and retail outlets.

“Emaar Morocco is one of the largest foreign direct investors in the Kingdom and we are thankful to the Moroccan government for the opportunity to undertake development projects in the country,” said Mr Issam Galadari, Managing Director, Emaar International. “In line with the MoU we signed with the Moroccan government, we are creating world-class projects that complement the growth vision of His Majesty King Mohammed VI.”

He added: “Tinja is envisaged as year-round leisure and tourist destination that will further tap into the booming tourism sector of the Kingdom. Emaar leverages on the picturesque location of the project along the Atlantic Ocean coast to create a self-sustained neighbourhood, which will strengthen the Moroccan economy.”


A one-of-its-kind project, Tinja will be a pedestrian-friendly development with the accent on sustainable environmental practices. “We have undertaken an environmental impact study to ensure that any impact on the environment is mitigated. To achieve this goal, we have chosen elements such as greenways and introduced a forest club that will promote environment-friendly practices,” said Mr Galadari. 

Accessible easily from the Ibn Batouta International Airport and Tangier Med, the new Mediterranean sea port, Tinja design encourages walkways and green open spaces including parks. 

To open for sale soon, Tinja homes comprise a collection of beach villas, townhomes and apartments. Six distinctive communities come together to form Tinja, each one with a special location and natural features that make the most of their surroundings.

The neighbourhood feel is heightened by a town centre, which will also support hotels, restaurants and retail components. In line with Emaar’s focus on integrated lifestyle development, Tinja is exploring the introduction of a private school. 

In addition, the community will have clubs featuring amenities such as restaurants, swimming pools, health and fitness facilities, and sports courts. 

As part of the MoU, Emaar Morocco is also developing other mixed-use projects in the country, envisaged as world-class residential communities with tourism and retail components.
