Emaar opens new Command Control Centre to enhance facilities management

Dubai, UAE, September 10, 2006: Emaar Properties has launched the first of its kind facilities management and control centre in the world with the opening of its Command Control Centre (CCC), an advanced facility that monitors and enhances the efficiency of all electrical and mechanical services at Emaar’s various properties.

Located on the First Floor of Building 1 at the Emaar Business Park, the CCC uses state-of-the-art M2M technology to link all Emaar properties to Dubai Civil Defence and to the Customer Contact Centre. The CCC will be manned 24 hours a day.

“The new Command Control Center reiterates Emaar’s focus on customer-centric initiatives and establishes the company’s leadership in facilities management,” said Mr Ahmed Al Matrooshi, UAE Managing Director, Emaar Properties. “The center will anchor the facilities management services of Emaar globally by making use of advanced technology to enhance customer service efficiency through real-time monitoring and deployment of resources.”

One of the critical components of the CCC is its thrust on life safety and energy savings. “With the deployment of the system, considerable savings will be achieved across-the-board and we expect to gain at least 20 per cent energy savings in the near future,” said Mr Al Matrooshi. “This has made the system more attractive in terms of the returns on investment assured from the property.”

Employing the latest technology and a modern software integration platform, the CCC has linked Dubai Marina, Emaar Towers, The Greens, Emaar Business Park, Gold and Diamond Park, golf clubs, street lighting and all pump stations located throughout Emirates Living and Arabian Ranches.

In the event of any of the services being monitored developing a problem, the CCC receives immediate notification alarms, which are quickly routed to the CCC through cellular networks and are categorized as Life Safety, Critical and Non Critical, with each category having its own operational procedures.

“The CCC will facilitate the Emaar Facilities Management team to enhance customer service by responding to the problems even before the customer registers a complaint,” added Mr Surendran Pillai, Director, Facilities Management, Emaar Properties. “The advanced technology deployed makes the engineering services of all the buildings more transparent and easy-to-control. By using the latest analysis software, we can benchmark equipment and building performance as well as ensure efficient energy profiling.”

Customer care and facilities management are integral parts of Emaar’s operations. The company has a continuous improvement programme that starts with preventive maintenance, moving to predictive maintenance to ensure trouble-free operation of all equipment.
